As April comes to a close, the Key West real estate market is showing signs of welcome stability—an encouraging shift after several years of volatility. The sharp price surges of 2021 and 2022 have given way to a more balanced, sustainable environment in 2025, offering both buyers and sellers a clearer, more predictable landscape. Compared to this time last year, the market is moving at a steadier, more thoughtful pace. While demand remains healthy, the intense urgency that once defined the post-pandemic period has notably eased. Properties with architectural charm, historical significance, or prime locations continue to command attention, but decisions are being made with more strategy and less haste. This more deliberate tone is reshaping how both sides of the transaction engage. Buyers are taking the time to evaluate long-term value, while sellers are leaning into pricing and presentation to stand out. The market is no longer about who moves fastest—it’s about who moves smartest.
In short: Key West continues to offer compelling opportunities, but success today is built on preparation, patience, and precision.

Even the most sought-after markets experience shifts, and Key West is no exception. The first quarter of 2025
saw a slight softening—114 homes sold, down from 123 last year, with the average price per square foot dipping
from $1,042 to $1,036. While not a sharp decline, these numbers reflect a market in transition. Easing mortgage
rates are fueling more loan applications, and inventory is gradually increasing, yet buyer caution lingers amid high
prices and economic uncertainty. Still, momentum is quietly building. Sellers are showing more flexibility, and
opportunities are emerging for those who move with insight. In this evolving landscape, Key West remains a rare
find—where lifestyle and long-term value align for those are who are inspired to live the island lifestyle.

As peak season unfolds, the Key West real estate market is showing steady, though cautious, activity. While January began slower than expected, market dynamics suggest both buyers and sellers are adjusting to evolving conditions. Inventory is rising, providing buyers with more options, but also leading to an increase in stale listings. This has prompted 110 price reductions in January alone, signaling heightened seller motivation. Interest rates, now stabilizing around 6-7%, are becoming more accepted as the new normal. This shift in buyer expectations could drive increased sales in the coming months. Additionally, with the election behind us, reduced political uncertainty may further encourage market activity, though the impact of new housing policies remains to be seen. While the year started with moderated momentum, rising inventory, strategic pricing, and stabilizing rates point to potential growth in the Key West real estate market. Staying attuned to policy changes and market trends will be key for navigating the season ahead.

3731 Eagle Avenue is a 3 bedroom and 3 bathroom property that is now offered at an incredible new price: $2,120,000! Designed and built by a locally renowned contractor this home is an exceptionally crafted two-story masterpiece.

The Key West real estate market experienced a fascinating shift in 2024, and at TEAMKAUFELT, we’re excited for 2025. As the market has reached a more balanced state, encouraging future projections —paired with the potential easing of mortgage rates—point to a strong season ahead. This makes now an exciting time to explore opportunities in this iconic tropical destination. The Key West real estate market continues to exhibit remarkable resilience. Demand remains robust, underpinned by the island's allure as a top-tier lifestyle destination for seasonal residents and year round homeowners. Predictions for the upcoming season suggest a surge in activity, buoyed by strong interest from both new buyers and those returning to expand their real estate holdings.

The Key West real estate market and the Lower Florida Keys remain among the most desirable and competitive real estate markets in the United States, known for stunning natural beauty, tropical charm, and a unique lifestyle that appeals to residents and investors alike. As we move through the end of 2024, the Key West real estate market continues to be characterized by strong demand, limited inventory, and high property values. This article delves into the current state of the Key West real estate market, exploring factors that drive its resilience, trends in home prices, investment opportunities, future expectations for this coveted region, and will share how each neighborhood is performing.
Inventory shortages persist, with fewer homes for sale than buyers seeking properties. This tight supply has led to longer days on the market and occasional competitive bidding situations. Investment in vacation rentals is also still strong, although prospective buyers should stay aware of Key West's specific regulations regarding short-term rentals, as local ordinances can affect profitability.
As the Key West market matures, we see a gradual balancing of supply and demand. While properties are staying on the market longer than in previous years, the demand remains strong, ensuring that sellers are still well-positioned. For sellers, this means an opportunity to command solid prices while benefiting from increased market exposure. A well-prepared and strategically marketed listing can still attract motivated buyers eager to secure a spot in paradise.
For buyers, the current market conditions provide a more measured purchasing environment. While inventory remains limited, there is slightly less competition than in the peak years, allowing buyers to explore their options more thoroughly and make informed investment decisions.
The Key West real estate market is likely to maintain its appeal well into 2025 and beyond. The factors fueling demand—scenic beauty, high quality of life, and strong cultural identity—are enduring and only expected to grow in value as more buyers prioritize lifestyle-driven decisions. While economic shifts and interest rate changes may influence the broader market, Key West’s unique attributes help insulate it from many fluctuations, making it a resilient choice for real estate investment.
Looking ahead, both the Key West and Lower Keys markets are expected to evolve, with potential for more development in underutilized areas. However, given Key West’s finite space and preservation efforts, significant expansion remains unlikely, further supporting the long-term value of existing properties.
For those considering buying or selling property in Key West, working with a knowledgeable real estate professional is essential. Market conditions, local regulations, and zoning laws require expert navigation to ensure a smooth and successful transaction. Experienced realtors familiar with the Key West market can provide valuable insights into property values, neighborhood dynamics, and investment opportunities.
Whether you are interested in a primary residence, vacation home, or rental investment, understanding the nuances of the Key West market can help you make a confident, well-informed decision.
Key West continues to stand out as a top-tier real estate market, offering both stability and opportunity for those looking to invest in one of Florida’s most beloved islands. With its compelling mix of natural beauty, strong demand, and limited supply, the Key West real estate market is positioned for sustained success.

When you think of Dale Earnhardt Jr., the first thing that probably comes to mind is his impressive career in NASCAR. However, in 2018 Dale took on a new kind of project that had fans and home renovation enthusiasts buzzing. Dale Earnhardt Jr. took on the Key West real estate market and embarked on an incredible home renovation journey, transforming a historic home into a modern masterpiece while preserving its unique charm.
Dale Earnhardt Jr.’s renovation project centers around a historic Key West property. This home, with its rich history and unique architecture, presented both an opportunity and a challenge. Restoring such a property means balancing respect for its past with the need for modern amenities. The house, built in the early 1900s, was a perfect canvas for Dale’s ambitious project.
What inspired Dale Earnhardt Jr. and his wife Amy to take on this renovation? Their vision was to create a space that honored the home’s history while incorporating modern comforts and sustainable practices. Imagine turning an old race car into a hybrid vehicle – keeping the classic look and feel but updating it with today’s technology.
Every renovation comes with its fair share of challenges, and Dale’s project was no exception. From dealing with the constraints of historic preservation regulations to finding the right materials that matched the original structure, the journey was far from smooth. Yet, these challenges only fueled Dale’s determination to succeed.
A key aspect of the renovation was preserving the home’s original architecture. This involved meticulous research and collaboration with experts in historic restoration. Dale ensured that the architectural integrity of the home was maintained. Throughout the home impressive details paid homage to its history. The antique newel post was showcased in the foyer while the historic beams were used as striking columns in the kitchen, and the original Baltimore bricks now cover the driveway, adorn the outdoor kitchen backsplash and accent the guest bathroom. Preserving these elements was akin to maintaining a vintage car’s original parts.
While preservation was crucial, so was modernization. From state-of-the-art security and AV systems, Emtek hardware, wide-plank oak floors, and shiplap accent walls to handmade Cuban tile and a sink built from a granite block found during the remodel, every inch of the property highlights the expert craftsmanship and attention to detail. These upgrades provide the comfort and convenience of a contemporary home without compromising the historic charm.
In Key West, outdoor living is as important as indoor comfort. Designed for relaxation, the custom pool boasts multiple water features, a splash pad and spa. Dale created an outdoor cooking area unlike any other. The outdoor kitchen includes a Blaze hibachi grill, Coyote warming drawers, Perlick refrigerator drawers, Viking pebble ice maker and a Haiku fan. Creative details include an outdoor shower integrating a surfboard painted by the artist who painted Dale Jr’s race cars. Sonos audio, B-Hyve irrigation and Hayward pool automation. These spaces extend the living area and make the most of Key West’s tropical climate.
The final reveal of Dale Earnhardt Jr.’s renovated home was nothing short of spectacular. The transformation was covered by various media outlets, including the DIY network, showcasing the perfect blend of old-world charm and modern luxury. The home now stands as a testament to what can be achieved with vision, determination, and a respect for history. Dale Earnhardt Jr.’s Key West renovation is more than just a home improvement project; it’s a story of passion, dedication, and respect for history. By transforming a historic property into a modern haven, Dale has shown that with the right vision, any renovation can become a masterpiece. His Key West real estate journey offers inspiration and valuable insights for anyone looking to embark on their own home renovation adventure.

The home is a tribute to the meticulous preservation by Dale Earnhardt Jr. and interior designer wife Amy, who also curated the furniture included with the sale – and as seen on DYI’s TV series “Renovation Realities: Dale Jr. & Amy.” As Dale Jr. said, “Renovation is an understatement!” Throughout the home impressive details pay homage to its history. The antique newel post is showcased in the foyer while the historic beams are used as striking columns in the kitchen, and the original Baltimore bricks now cover the driveway, adorn the outdoor kitchen backsplash and accent the guest bathroom. From state-of-the-art security and AV systems, Emtek hardware, wide-plank oak floors, and shiplap accent walls to handmade Cuban tile and a sink built from a granite block found during the renovation, every inch of the property highlights the expert craftsmanship and attention to detail. The Chef’s kitchen features copper light fixtures, designer tile backsplash, quartz countertops and induction range. Lynn Mitsuko Kaufelt is more than just a REALTOR, she is a published writer alongside her husband, David Kaufelt; a @NYTimes bestselling author.
They moved from NY to Key West where they discovered the island as a haven for prominent authors seeking inspiration, comfort, and creative exploration. To name a few, these writers include Ernest Hemingway, Elizabeth Bishop, Tennessee Williams, and Robert Frost.
What Lynn and David found were that these writers came to Key West for many reasons. For the historic architecture; Bahamian, Cigar Cottages, Shotgun, Queen Anne, Spanish Colonial. For the lawless tradition. Key West has a long history of pirates and laws being broken for “Florida snow” (cocaine) and “Square grouper” (bales of marijuana). To live cheek by jowl knowing they’ll run into each other at the supermarket or at a usual sit in their favorite bar. For the curious mix of people. Key West has always been known for its eccentrics and being home to the very rich and very poor.By collaborating with her literary friends and connections throughout the writer’s community, and with Lynn’s keen interest in historical houses, “Key West Writers and Their Houses” came to fruition.
Her book delves into the significance of the writers' Key West homes. She provides descriptions of the architecture, interior design, and historical context of these houses. For instance, the Hemingway House is a Spanish colonial-style mansion with lush gardens and a distinctive atmosphere. Tennessee Williams purchased an old Bahamian house situated in an unpretentious workingman’s neighborhood, equidistant from Oldtown and Casa Marina sections. Elizabeth Bishop owned a nineteenth-century house, build in the eyebrow style, with landscaping overgrown with palms and tropical shrubs. Robert Frost lived in a cottage in the Casa Marina section.
Through Lynn’s research, personally stories, and photographs, she gives you an inside look at Key West’s picturesque landscapes and architectures, vibrant cultural heritage, and thriving writing community that captivates authors from around the world. Lynn is a woman of many skillsets which includes being a novelist.

The Key West “Peter Pan Theory by David Kaufelt” is a fascinating concept that challenges our conventional notions of adulthood and aging. The theory, inspired by the classic children’s story of Peter Pan, argues that our obsession with growing up and becoming responsible adults is not only unnatural but also counterproductive to our well-being. According to the theory, the pressure to grow up and leave behind our carefree, childlike nature leads to stress, anxiety, and unhappiness. Instead, we should embrace our inner child and enjoy the simple pleasures of life.
The concept of The Peter Pan Theory by David Kaufelt is inspired by J.M. Barrie’s classic children’s book, “Peter Pan.” The story of a boy who refuses to grow up and instead lives in a magical world of adventure and fantasy has captured the imagination of generations of readers. David Kaufelt, a renowned author and playwright, was particularly drawn to the character of Peter Pan and embraced his inner creativity and youthful self by refusing to conform to society’s expectations.
Taking a step back and listening to David’s words will allow one to realize:
• Childhood is not something to be left behind but something to be cherished and celebrated throughout life.
• The pressures of adulthood are largely artificial and create unnecessary stress and anxiety.
• Embracing our inner child can lead to greater happiness and a more fulfilling life.
• Society should place less emphasis on productivity and more on creativity, playfulness, and imagination.
Ultimately, the goal of this theory is to help us lead a happier, more fulfilling life. In Key West, the magical “Peter Pan” island, this theory is alive and well. People truly come here to be happy and to put differences aside.
Welcome to our island. Welcome to our own version of “Neverland.”

Imagine stepping back in time to 1890s Key West. It was a different era full of cigar factories and working-class families. Nowadays, the historic homes that remain are a testament to the rich history of this beloved island city. One such home is 618 White Street, which has been lovingly preserved and renovated to celebrate its past while also providing modern amenities for today’s homeowner. Let’s explore what makes this classic conch cottage so special. The user friendly layout of 618 White Street offers an open floor plan and lots of versatility. The soaring 15′ cathedral ceilings in the dining room and kitchen help create an airy atmosphere for entertaining guests and cooking meals. And speaking of entertaining, the backyard is unparalleled in its beauty! A custom heated pool provides plenty of opportunities for relaxation or recreation, as well as plenty of room for hosting friends and family.
618 White Street is located within walking or biking distance from some of Key West’s most popular attractions, including World Famous Duval Street, Fort Zachary Taylor State Park, and Key West Lighthouse Museum. No matter what your interests may be—shopping, sightseeing, history buffing—there’s something nearby that everyone can enjoy! Many other houses on this block were built around the same time as 618 White Street and originally looked very similar to one another. These homes were part of a group of residences belonging to cigar workers who worked at a nearby factory on Newton Street in 1890s Key West. While much has changed since then—notably through renovations like those done on 618 White Street—it’s still remarkable how much Old Town, Key West has maintained its historical charm over time. Progress has been embraced without sacrificing the past! This Classic Conch Cottage offers comfortable living with modern amenities while still preserving all the charm and character of a historic home! Whether you’re looking for a place to relax by yourself or entertain guests in style, this property will delight!

Locals and tourists alike know this landmark property located just off Truman Avenue as The Coffee Mill. Built prior to 1907, the property was home to an active coffee bean processing plant until the 1950’s. In recent years, the building was famously home to one of Key West’s most popular dance studios.

Updates include a complete modernization of the electrical and plumbing systems, new central A/C and ductwork, masterful restoration of the original hardwood floors, and the construction of private treatment rooms and a business office — all while preserving the original exterior and character of the building.
